Eastham is the “Gateway to the National Seashore,” and is perfectly located to explore the Cape from the canal to Province town. Ride your bikes or take a short car ride over to exquisite National Seashore beaches where the water is colder but the surf is amazing! Freshwater swimming is also available at nearby Great Pond, and the many delightful bayside beaches are within a mile for watching the sunsets or exploring tidepools with the children.
Our house is within a half mile of Cape Cod's Rail Trail for biking, rollerblading and evening strolls. Plenty of shopping, golf and mini golf courses and many other activities await you just a short distance away.
Drive less than half an hour to Province town or Hyannis to enjoy their numerous eclectic shops, galleries and restaurants. Explore the salt water marshes and Audubon Sanctuary, the only drive-in theater on the Outer Cape or a flea market.

The house is great- with a clean and easy layout. We love the improvements you continue to make- like new kitchen and baths. The little touches- like plenty of tissue boxes, extra propane for the grill, and books- were appreciated. We all enjoyed playing air hockey, foosball, and ping pong in the basement too. We can’t wait to return!
We have been staying at this house for 10 years. Julie and Dave have made so many improvements it's wonderful. When we arrive, it's like coming into someone's house. Everything is first rate. Everyone is considered - toys for little ones, games like ping pong for the older ones and puzzles and books to read for adults. You should not hesitate one bit to book this house for a week or two.
Doni and I have been vacationing on the Cape in Eastham for 40 years, usually in 2 week increments and during all the seasons. Private bayside cottages, inland cottages, an ocean view cottage and an Oceanside home; all were adequately comfortable and enjoyable. About 10 years ago we came to the Meadow Breeze, and found our "home away from home". Large back yard and deck, great for sunning, grilling (gas grill on deck), and just hangin' out. Also a roomy outdoor shower. The kitchen has everything we need, including a dishwasher and a nice supply of utensils and spices. Comfy living room with Cable TV and wifi, 2 recliners, love seat and couch. Good supply of reading material, games, and videos for adults and children. 2 BR downstairs can sleep 4, and the 2 BR's upstairs have 4 beds and a crib and can sleep another 5-6. Full baths both up & down, and there's TV in 1 BR up and down. Plenty of towels, linens pillows and blankets, as well as paper and tissue. There's window AC in the living room and in both upstairs BR's, and fans too. The basement has a washer and drier, and plenty of detergent and dryer sheets. There's a football table and an air hockey there too, for those rainy days etc. It's a 1 mile walk, bike or drive to the 2 closest Bay beaches and about 1.5-2.5 miles to Nauset Light and/or Coast Guard ocean beaches. When walking or biking to the Bay beaches there is very little traffic, and 99 & 44/100% of the drivers are cautious and considerate. We generally drive to the ocean beaches. The Nielsens are so caring about their property and their tenants. SparKingly maintained inside and outside, and every year there is an improvement - half bath to full bath upstairs, new countertops in kitchen, I could go on&on but you get the picture. So thanks for listening, and I hope that you enjoy the Cape at any of the Summer Breeze properties.
Our family really treasures our week at Meadow Breeze in North Eastham every July. The house is a perfect one for a family--it has enough beds, rooms, bathrooms, and showers for all of us. Everything is very clean and well-kept, and the Nielsens seem to find a way to improve it every year. The kitchen is practical and furnished with all the cooking tools and utensils--even better than our own house. Located in a quiet neighborhood, you are right near the best beaches--Nauset Light, Coast Guard, Nauset, and Skaket and First Encounter for young children. You can eat in, go out to Arnold's for fried clams, go up to Provincetown or down to Chatham for something more fancy. We have been going to Meadow Breeze for years, and it is the highlight of our year. We wholeheartedly recommend it.
SummerBreeze is absolutely wonderful - it is clean, well stocked, and beautifully Cape-decorated. In addition, the layout of the rooms allows for both community gatherings and privacy. The owners are responsive, professional, and friendly. One lacks for nothing here...all the comforts of home and then a bunch more! Plus the beaches (both Bay and Ocean) and shops are all close at hand, even though the house itself is perfectly located on a quiet, low traffic street. I cannot recommend it enough!
The house has just about everything one could ask of a vacation home. It is comfortable, updated, and spacious. Great additions are a swing set in the back yard and various games in the basement. I've been renting this cottage for years and plan to continue in the future. The location makes it particularly desirable - right near a traffic light unto Rt.6 and across from Ben and Jerrys!
We really enjoyed our stay in this home over Thanksgiving break. This is our second rental experience and both houses were very well maintained with everything one needs for a comfortable stay including cooking items, cleaning supplies, linens, cable TV, books, games, nightlights, etc. This property is located on a quiet loop and our son was able to take advantage of the lack of street traffic to learn to ride his bike. It is within walking distance to Cook's Brook and Thumpertown beaches and to a thrift shop and gallery nearby. It is also very easy to get to Cape Cod National Seashore Visitor Center, Wellfleet Cinemas, and the rail trail from here. This property has an ample yard and a fun playhouse with rock climbing ropes and swings. The layout of the bedrooms is really nice and, although we were a small group, having both an upstairs and downstairs bathroom is a plus. The owners are very responsive with any questions and take care to provide a positive experience. We would happily choose this property again and can't wait to come back to the Cape.
This was our second time to Meadow Breeze. It is a beautiful home, very clean, very updated and very comfortable. It has a lovely deck with outdoor furniture and a gas grill, and a very nice yard for children to play in. The location is perfect, very close to all the activities and towns that you would want to visit while vacationing on the Cape. The owners are very responsive to any inquiries you may have. This is our go-to property when vacationing on the Cape. We look forward to our next visit!
My extended family stayed here for our first trip to the cape.We had three generations, and this was perfect! (ages 19-81!) Plenty of space for the eight of us. The bedrooms were a nice size and very comfortable. The kitchen had absolutely everything we needed, and more. The living room was very cozy for evening conversation and game playing. (Lots of games provided) The younger generation enjoyed the table games downstairs. We enjoyed the deck with the grill right there for convenience. There was a nice backyard with plenty of room for a badminton set, and other outdoor games. We particularly enjoyed the outdoor shower. We were there early in the season, so the cul-de-sac was very quiet, but we were close to many amenities. The Nielsen's have made this a wonderful home away from home, and we would not hesitate to return.
My family and I rented this home for a week and we had a wonderful experience! Upon arrival we were very impressed with the cleanliness of the home as well as the updated features. It had plenty of space and separation for my family (3 siblings, mom and myself). In addition, our small dog loved the deck and the backyard! We spent the majority of our evenings and afternoons in the backyard and on the deck grilling. The neighborhood was quiet and perfect for morning walks and runs with the dog. The kitchen and house itself was well stocked with any appliances or items we might need from kitchen utensils to beach chairs. This was our family's first time staying in Eastham and we LOVED the area. Very close distance to beautiful big beaches such as Marconi and Nauset as well as the quieter bay beaches. Very close to Wellfleet drive in and only 30 minutes to Provincetown for more activity. We really loved how this area was less crowded, less commercial and had a slower pace than compared to other parts of the cape. Just wonderful! Everyone in our family had a great time and was in total agreement that we would visit this property again!
We had a great week at 175 Meadow Drive in Eastham, MA. This place fit our family's needs perfectly. It has plenty of space for a house that appears compact. It is clean and easy to clean. It's a short drive to all of the best Cape family favorite locations. Everything is in kept up in great shape with kitchen appliances better than ours at home!
The Summer Breeze home is an incredible place to stay. It is well stocked, clean, and convenient to almost everything on the Cape. The owners are kind and responsive. The neighborhood is quiet and beautiful. Also, the layout (2 br 1 bath upstairs, and 2 br 1 bath downstairs) - divided by the stairs, kitchen, and hallway - allows us to bring out children without fear of bothering their grandmother who likes to sleep late. :) We have stayed there for many summers and keep coming back!
We have been staying at 175 Meadow before and since the Nielsen's have owned it. It really is like coming home. Great hangout house with good sized bedrooms (awesome deck too). The Nielsens are wonderful to rent from - very responsive and attentive. No issue is too small or large. House is also situated in a great spot and well appointed. Walkable to Campground Beach (not with your beach things, but a great power walk). You can also get into Orleans and the rest of that part of the Cape without going on Route 6, which is great when it is crowded in the summer. We love it!!
We had such a wonderful time at this cozy cottage. What a great home base to explore the cape. The kids loved the playground in the backyard and the foosball and air hockey were great for a rainy afternoon. Everything was updated and well maintained and Julie was so kind. We would definitely recommend this cottage!
We have returned to this property year after year for several reasons... 1. It's well maintained, well furnished with everything one can think of, very comfortable, and there are plenty of kids activities (jungle gym, air hockey, ping-pong, foozball...). 2. It is on a quiet street but still moments away from everything we love (the Audubon sanctuary and camp, the beaches - both bay side and ocean side - ice cream, stores, and much more). 3. The upstairs bedrooms are not directly over the downstairs bedrooms. This may sound like a little thing, but when you have kids upstairs, not being able to hear their thumping is wonderful! 4. The owners are super responsive, kind, and very helpful! We would highly recommend this place to anyone visiting the Cape!!!
Wow! What a beautiful cape home. Our family has been going to the cape yearly for over 25 years. There were 8 adults and 2 two year old twins in our group. This is by far the best rental we have stayed in. When they say they have everything to make your stay comfortable they weren't kidding. When we walked in the home we were greeted with a welcome bag. Nice unexpected treat! The bedrooms were nice clean and the beds were comfortable. Every room had plenty of storage for your belongings. The bathrooms were very clean nice and spacious. We spent evenings in the living room watching TV or playing with the twins. We had morning coffee and breakfast on the deck evenings were spent there too! The twins couldn't wait every morning to get outside and play on the big swing set. A big benefit to this property was the location. The neighborhood is very nice and quiet. Perfect for walking the dog or riding the bikes( plenty of them in the basement). We also used the cleaning service when we left. Our deposit was returned with no problem. Dave and Julie are a very nice couple that care about making your time in there home your home away from home. This was our first time staying at one of there properties and will not be our last! My family has been renting from Julie and Summer Breeze properties for years but this was our first stay at Meadow Breeze for a long off season weekend. This home was very clean, well stocked and in a perfect location close to everything off Rt 6 but in a quiet cul de sac neighborhood. The yard is big with lots of room for the kids and dog to play in....they even have a playscape! Great sized deck for enjoying in the warmer weather. Wonderful location to walk the dog through the neighborhood or for longer walks to the bayside beach. Plenty of room for all to spread out- we traveled with another family. Kids love to have their own rooms and bathroom upstairs and the basement full of games. Like I said, we have been renting from Summer Breeze for years because they get it right! Well maintained homes and great owners to deal with. I would highly recommend Meadow Breeze for your family's next vacation to the Cape!!
This house was perfect for our 9 family member (6 adults and 3 kids between 4yrs old and 9yrs old) vacation. It has everything included in the description and much more. The kitchen is fully stocked and there's a grill on the porch with outdoor seating. There are plenty of extra beach chairs, bikes, games, a beach umbrella, even an outdoor shower and small jungle gym. The house is fully equipped with anything you could want. Several family members commented on the fact that this house had everything you could need for a week away. It's nicely situated between the National Sea Shore and the bay side beaches. We went to the National Sea Shore during the day and would come back to the house for dinner, then head to the bay side to explore the beaches during low tide and watch the sun set. Julie was super nice, very responsive, and easy to work with. We really enjoyed our time here and have already put plans in motion to come back next year. I highly recommend this property!
We have come to this rental (and the Cape) for many years and are always delighted to find the place well equipped, clean, roomy, and comfortable. The owners are responsive to all questions / requests and are genuinely nice people. Also, the layout is unique with an offset upstairs with 2 bedrooms / 1 bath complementing, but not on the same level with the downstairs 2 bedrooms / 1 bath. Between this and the well supplied basement (ping pong, foozeball, air hockey), it allows for our kids to stay out of their grandmother's hair. :) The location (bayside but still very close to the oceanside beaches) is ideal and is very close to restaurants, mini golf, ice cream, the Audubon Sanctuary, and much more. I would highly recommend this place!
We felt very welcome in this nice, clean, homey cape house. It is very comfortable and in a very quiet neighborhood but close to the beaches and the main road. We enjoyed taking a ride north to Race Point Beach on the very tip of Cape Cod. The Truro Vinyard was a nice stop along the way. We highly recommend this home and Julie was very nice to deal with.
I traveled with friends for a quick fall getaway . Meadow breeze was an adorable home that we all agreed, made us feel like we were staying at a friends home! 4 bedrooms, 2 baths, roomy yet cozy. Close to main roads for convienence yet tucked away so you feel you're on vacation . The home was clean and inviting . Linens and towels are provided but we brought our own so we didn't have to spend hours on the last day washing,drying and folding sheets and towels . October, while not usually beach weather, is a beautiful time to explore the Cape without the large crowds that summer brings. Great house that I'd recommend!
